Once confirmation of your instruction has been received, we will process your property. From just one visit, one of our specialist team will take time and effort to present your property in the best possible light and then place it in the appropriate media quickly, professionally and efficiently.

Compliance With Safety Regulations
As a landlord, you have an obligation to ensure that your property complies with all the necessary regulations covering the safety of gas appliances, electrical installations and any furnishings supplied for the tenancy. We can advise you on this and arrange the necessary inspections.
On The Market

Viewings
Viewings can be conducted by appointment between 9am - 5pm Monday to Friday and 9am - 4pm on Saturdays and 11am - 3pm on Sundays.
Proceeding With A Suitable Tenant
We have thousands of high calibre private and corporate tenants registered with us at any one time and work with some of the world's most admired corporations who trust us to find homes for their key personnel. Once a suitable tenant has been found, we will apply for references on your behalf. If the tenant proves to be acceptable, we then proceed to the next stage.
Tenancy Agreement
We will draw up the relevant paperwork forming an agreement which is signed by both parties.
Inventory
An inventory of the contents and condition of the property is usually produced prior to commencement of the tenancy. This will be supplied to both landlord and tenant.
Rent & Deposit
Orchards collect the rent on your behalf and a deposit from the tenant is held.
Completion
For a long let, letters are sent out transferring the utilities into the name of your tenant and keys are handed over. Congratulations, your property is now let!
